Home Sales lower than last January, but average Home Prices continue to rise at a solid 7% to a staggering $800,000 average with Williamson County leading the pack with an average home sales price of $1.356 million.
Pendings are up, which tells us buyer activity is matching the word on the street that buyers are back looking with the lower rates. It doesn't appear that we have seen a flood of buyers pulling the trigger yet, but they are looking.
In the past, snow has slowed down buyer traffic quite a bit, so we should see the buyer activity pick back up once warmer weather arrives over the next few weeks. We can assume the reported increase in buyer traffic came before the snow showed up, or we would have reported more than a 7% increase in pendings for January.
